Preferred Network Agreement

This Preferred Network Agreement ("Agreement") governs the relationship between Bid-Concierge ("Company") and any contractor ("Contractor") who applies to and is accepted into the Bid-Concierge Preferred Contractor Network. By submitting an application and participating in the network, you agree to be bound by this Agreement.

✦ The Bid-Concierge Preferred Network is free to join. You only pay a 5% referral fee when you are selected by a homeowner and a contract is executed for the project.


1. Network Overview

Bid-Concierge operates a concierge bid facilitation service for homeowners in the Greater Houston and Fort Bend County area. As a Preferred Network member, you will:

Bid-Concierge reserves the right to verify your credentials at any time and to remove you from the network if you fail to meet these requirements.

3. Two-Phase Project Process

Bid-Concierge operates on a two-phase process designed to protect both contractors and homeowners and ensure fair, transparent pricing.

All homeowner communication regarding pricing, scope, and contract terms must flow through Bid-Concierge until the formal estimate is accepted. Once accepted, parties may communicate directly to manage the project.

4. Referral Fee Structure

Participation in the network is free. A referral fee is earned by Bid-Concierge only when a homeowner accepts your formal estimate and the project proceeds. The fee structure is as follows:

5. Deposit Routing Through Bid-Concierge

To facilitate transparent fee collection and protect all parties, all homeowner deposits are routed through Bid-Concierge. Upon homeowner acceptance of your formal estimate, the following process applies:

Deposit Amount: You set your own deposit amount as part of your formal estimate submission. Bid-Concierge does not dictate deposit amounts but reserves the right to flag unreasonable deposit requests that may harm homeowner trust.

6. Homeowner Submission Fee Credit

Homeowners pay a non-refundable submission fee of $24.99 (Bid Collection) or $99.00 (Bid + Negotiate) when submitting their project request. This fee is credited toward the homeowner's deposit when they accept a formal estimate and proceed with a contractor. The credit is applied at the time of deposit disbursement and reduces the net deposit amount you receive accordingly.

8. Project Completion Notification

You are required to notify Bid-Concierge of project completion within 48 hours of the project being substantially complete. Notification must be submitted through the Bid-Concierge Completion Notification Form and must include:

For projects over $10,000, the second referral fee installment (2.5%) will be invoiced within 5 business days of your completion notification and is due within 5 business days of invoice receipt. Failure to submit a completion notification within 48 hours may result in a late fee of $50 and/or suspension from the network.

Bid-Concierge reserves the right to contact homeowners directly to verify project completion, final contract value, and satisfaction.

9. Reporting & Payment of Completion Fees

For projects over $10,000, the second installment of your referral fee (2.5%) is invoiced by Bid-Concierge via QuickBooks Payments upon receipt of your completion notification. Payment is due within 5 business days of invoice. Failure to remit completion fees may result in immediate removal from the network and collection action.

Payment Processing Fees: All referral fee payments are processed through QuickBooks Payments. A processing fee is added to every transaction and passed through at cost with no markup by Bid-Concierge:

Bid-Concierge reserves the right to audit referral fee compliance and may contact homeowners to verify contract execution, amounts, and project completion.

10. Bid Submission Standards

When invited to submit an estimate through Bid-Concierge, you agree to:

Important: Phase 1 estimates are presented to homeowners as price ranges and are not binding. You are not bound to a firm price until you have completed a site visit and submitted a formal estimate through Bid-Concierge. Final contract terms are between you and the homeowner after formal acceptance.

11. Independent Contractor Status

Nothing in this Agreement creates an employer-employee, partnership, joint venture, or agency relationship between Bid-Concierge and Contractor. Contractor is an independent business and is solely responsible for its own employees, taxes, insurance, licensing, and performance of work.

12. Code of Conduct

As a member of the Bid-Concierge Preferred Network, you agree to:

Violations of this Code of Conduct may result in immediate removal from the network without refund of any fees paid.

13. Termination

Either party may terminate this Agreement at any time with 7 days written notice. Bid-Concierge reserves the right to terminate immediately and without notice for violation of eligibility requirements, failure to pay referral fees, or conduct that damages our reputation or the trust of our homeowner clients. All referral fees owed at the time of termination remain due and payable.

14. Limitation of Liability

Bid-Concierge makes no guarantees about the number or quality of leads you will receive. We do not guarantee that any homeowner will select you for a project. Our total liability to you under this Agreement shall not exceed the total referral fees paid by you in the 12 months preceding any claim.

10. Governing Law

This Agreement shall be governed by the laws of the State of Texas. Any disputes shall be resolved in the courts of Fort Bend County, Texas.

11. Acceptance

By submitting a contractor application to Bid-Concierge, you acknowledge that you have read, understood, and agree to be bound by this Preferred Network Agreement.
